The very first and most important step in your home buying adventure is to find a qualified Buyer’s Representative you trust.
FIND A QUALIFIED BUYER’S REPRESENTATIVE
How often do you purchase real estate? Once, twice, three times in your lifetime? So you can hardly be expected to know all the ins and outs of such a major transaction complicated by so many details.
In most transactions, sellers are represented by a listing agent who manages these details for them and acts in their best interests. As a buyer, don’t you also want someone to provide complete and honest representation in your real estate transaction? Real estate buyers’ agents are responsible for protecting the best interests of their clients – buyers like you – and can guide you through every step of the process. But the first step, and maybe the most important one, is finding a qualified buyer’s representative.
WHAT IS A BUYER’S REPRESENTATIVE?
Defined most simply, a buyer’s representative (or buyer’s agent) is an advocate for the buyer – not the seller – in a real estate transaction. Real estate laws and regulations vary from province to province, but buyer’s representatives usually owe fiduciary (legal) duties, including loyalty and confidentiality, to their buyer-clients and must keep their clients’ best interests in mind throughout the entire transaction.
WHY SHOULD YOU USE A BUYER’S REPRESENTATIVE?
Most likely, the seller of the property you buy will be represented by a listing agent who might have provided expertise throughout the transaction to the seller. Don’t you want the same level of service as a buyer? A buyer’s representative can provide the expertise you need throughout the entire transaction, greatly improving your buying experience and potential results.
WHY CHOOSE AN ACCREDITED BUYER’S REPRESENTATIVE?
Not all buyer’s representatives are equal. ALL REALTORS® (members of the National Association of REALTORS®, or NAR in the United States, or The Canadian Real Estate Association (CREA®) in Canada) must subscribe to a strict Code of Ethics, which helps ensure that you will be treated honestly.
But a REALTOR® with the ABR® designation has gone a step further, by completing Accredited Buyer’s Representative (ABR®) training, specialized education offered by the Real Estate Buyer’s Agent Council (REBAC).
In addition to knowing the dynamics of the local market, REALTORS® with the ABR® designation understand the special needs of buyers. They have additional knowledge and experience that takes them a step beyond a sales representative who only concentrates on listing property for sellers. An ABR® can provide you with valued assistance throughout the transaction and help you make informed decisions that will lead to a successful home purchase.
YOU NEED AN ADVISOR – NOT A SALESPERSON
Most Real Estate Agents do business as though they will never hear from their clients again. Because they have this mindset, customer service often falls by the wayside. Their primary focus is on “getting the deal done” and moving on to the next one, regardless of the consequences. They will never build trust with their client and it’s easy to see whose best interest they have in mind – their own. This is a typical “salesman” mentality.
This mode of business requires a lot of prospecting and advertising to attain “new” business on a regular basis since there is a very low retention rate of past clients. How can you recognize a salesman? They will drop everything to show you a house without first having a consultation to determine your needs. They are hoping to dazzle you with some short term charm and gain your loyalty.
My approach is radically different. I have developed a successful Real Estate business one relationship at a time and the foundation of that success is approaching our relationship as a trusted advisor rather than a salesperson.
Your present and future success is what fuels my drive to help you succeed. My goal is to see your real estate portfolio grow and thrive for many years to come. The process I use is very intentional and each step is designed to ensure your success…we will begin looking at homes once we have had the opportunity to discuss your objectives and ambitions and verify that we have all of the necessary pieces in place. In this way, we are able to seize opportunity immediately in the marketplace.
I also operate mostly by referrals, rather than spend a great deal of effort ‘hunting’ for new business; I dedicate most of my time, energy and resources serving my existing clients, building solid relationships with ancillary service providers and maintaining advanced industry training. This ensures that my clients have access to an entire “team” of experts during the transaction and beyond.
For this approach to be successful, I rely on satisfied clients to refer my services to others. The best way you can thank me, is to refer me to those you know and care about. Your friends and family deserve the best services available in the marketplace; I aspire to be the Realtor® you recommend to others.
WHAT YOU CAN EXPECT FROM ME:
All Realtors® must subscribe to a strict code of ethics, which helps ensure that you will be treated honestly. But a Realtor® with the ABR® designation has gone a step further, by completing Accredited Buyer’s Representative (ABR®) training, specialized education offered by the Real Estate Buyer’s Agent Council (REBAC). In addition to knowing the dynamics of the local market, Realtors® with the ABR designation understand the special needs of buyers. They have additional knowledge and experience that takes them a step beyond a sales representative who only concentrates on listing properties for sellers. An ABR® can provide you with valued assistance throughout the transaction and help you make informed decisions that will lead to a successful home purchase. Having received my ABR® designation, I strived for a higher level of education surrounding the specialization of buyer representation. Some of the benefits of securing a professional buyer’s agent before you begin your search include:
- Disclosing to you everything known about the property, location, history, etc. that will affect your decision to purchase and at what price/conditions
- Disclosing to you everything known about the sellers that might affect your decision to purchase their property and at what price/conditions
- Discussions between us, including motivation and financial matters are considered privileged and confidential and will never be discussed with anyone (unless you give me written permission to do so).
AS AN ABR, I HELP YOU:
- Understand your needs & wants
- Locate qualified properties
- Provide detailed descriptions of every property to be viewed
- Determine your budget
- View properties with flexible appointment days/times (i.e. evenings, weekends if required)
- Offer an objective opinion, illustrating all the positive and negative attributes of each property and factors involving location that would be important to you
- Formulate an offer
- Strategize & represent your best interests in negotiations
- Refer you to other professionals to facilitate your purchase (inspectors, lawyers, lenders, etc)
- Manage every detail through closing and beyond
I have the experience and knowledge to get you home, happy, and hassle free. When working with me, you’re served, not sold.
